What Repairs Are Worth Doing Before Selling?

One of the most common questions I get from homeowners who are thinking about selling is:

“What should I fix before putting my house on the market?”

It’s a great question because the answer can potentially save you thousands of dollars.

Many sellers assume they need to renovate their kitchen, replace flooring throughout the house, or tackle a long list of expensive projects before they can list their home. In reality, some of the most effective improvements are also some of the least expensive.

Before you invest a significant amount of time and money into your home, let’s talk about the updates that tend to make the biggest difference to buyers and the projects that often aren’t worth the cost.

Start with the Simple Things

One of the best investments you can make before selling is a fresh coat of paint.

Paint is relatively inexpensive, but it can completely change the way a home feels. Neutral colors help rooms appear brighter, cleaner, and more inviting, making it easier for buyers to picture themselves living there.

The same principle applies to deep cleaning. It may not be the most exciting project, but a clean home can leave a lasting impression. Sparkling windows, clean baseboards, fresh-smelling rooms, and spotless kitchens often make a bigger impact than sellers realize.

I always tell my clients that buyers tend to notice signs of maintenance just as much as they notice upgrades.

Don’t Ignore Minor Repairs

Small issues can create the impression that a home hasn’t been well maintained, even when that’s far from the truth.

Things like a dripping faucet, loose doorknob, squeaky door, missing outlet cover, or burned-out light bulb may seem insignificant, but buyers notice them.

When buyers see several small issues throughout a home, they often start wondering what bigger problems might be hiding beneath the surface.

Taking a weekend to address these items can go a long way toward creating confidence in your property.

First Impressions Matter

Before buyers ever step inside your home, they’ve already started forming an opinion.

That’s why curb appeal is so important.

The good news is that improving curb appeal doesn’t have to involve a major landscaping project. Fresh mulch, trimmed bushes, a pressure-washed driveway, colorful flowers, or even a freshly painted front door can make a home feel more welcoming from the moment buyers arrive.

Sometimes the simplest changes have the biggest impact.

What You Can Usually Skip

This is the part that surprises many sellers.

In most cases, a full kitchen remodel isn’t necessary before selling.

While kitchens are important, it’s often difficult to recover the full cost of a major renovation when you’re preparing to move. Instead of replacing everything, consider smaller updates such as painting cabinets, replacing hardware, updating light fixtures, or giving the space a thorough cleaning.

The same goes for luxury upgrades and highly personalized projects.

Just because you love a particular design choice doesn’t mean every buyer will. When preparing a home for sale, it’s usually better to focus on appealing to the widest audience possible rather than designing for your personal preferences.

Every Home Is Different

The reality is that there isn’t a one-size-fits-all answer.

What makes sense for one seller may not make sense for another. The age of the home, the condition of the property, neighborhood expectations, and current market conditions all play a role in determining which improvements are worth making.

I’ve seen situations where a few hundred dollars spent on paint and cleaning resulted in a much stronger first impression than projects that cost thousands.

If you’re thinking about selling your home and aren’t sure where to start, I’d be happy to walk through the property with you and help identify which updates are worth your time and money—and which ones you can probably skip.

Sometimes a simple plan can make all the difference.

If you’re considering selling and wondering where to start, I’d be happy to walk through your home, discuss current market conditions, and help you determine which improvements are worth making before you list.

Let’s create a plan that works for your timeline and goals.
